Case Study: The convenient solution is often costly

The Challenge

The home at 26210 S. Saddletree Drive was in very rough shape, borderline hoarder conditions, significant deferred maintenance, and clearly not “show ready.”

The sellers were two siblings who had inherited the property, one was living out of state and one was local. They didn’t have the capacity to coordinate repairs, oversee contractors, or manage a renovation. Like many families in this position, they were overwhelmed and looking for a simple solution.

They received an investor offer of $228,000 from one of the well-known “We Buy Houses for Cash” companies that advertise on TV. It felt easy. Fast. Certain.

But they wanted to explore whether listing traditionally, even in as-is condition—might produce a better outcome.

The Strategy

We did not renovate the home.
We did not sink money into major upgrades.

Instead, we:

  • Positioned the property honestly as an as-is opportunity

  • Marketed it to both investors and value-driven buyers

  • Created competition rather than accepting the first offer

  • Managed the transaction to minimize stress for out-of-state sellers

Even distressed properties in a 55+ community like Sun Lakes have underlying land value, location value, and renovation upside. The key was exposure and leverage.

The Outcome

After receiving 25+ offers, the property sold for $265,000.

That’s $37,000 more than the initial $228,000 cash offer.

Even after paying a full listing commission, the sellers netted roughly $30,000 more in their pockets than if they had accepted the TV investor’s offer.

No major repairs.
No renovation project.
No months of holding costs.

Just smarter positioning.

The Bigger Lesson for 55+ Communities

In communities like Sun Lakes, Sun City, Sun City West, and The Grand, distressed homes absolutely sell, but pricing and marketing strategy matter.

The “easy” cash offer is often structured to create convenience for the buyer, not maximum value for the seller.

It’s worth exploring your options before signing an investor contract.

Sometimes the difference isn’t a few thousand dollars. Sometimes it’s $30,000+.
